The affected parcel number is 1500070540000, located along the southeasterly side of US 42, between New California Drive and Currier Road, and immediately adjacent to the Pioneer Crossing Development. This proposed zoning plan would allow for up to 100 single-family dwellings at a density of 1.97 units per gross acre. Approximately 46% of the gross land area shall be green space as shown on the Conceptual Site Plan. This proposed zoning plan would provide for an on-site clubhouse amenity with pool. This proposed zoning plan includes connectivity of roadways, sidewalks, and multi-use paths with the adjacent Pioneer Crossing Development and the future Brock Road connector roadway to the east. The zoning plan includes direct access from US42 and additional access through the adjacent Pioneer Crossing Development.
